The Reading-specific edges
Conservation areas — parts of Caversham, the Russell Street/Castle Hill area and several village centres nearby — restrict outbuildings on side elevations and can bring conditions. Listed cottages, common in Sonning, Wargrave and Pangbourne, lose most permitted development rights entirely. And Thames-side gardens can sit in flood zones where any building placement deserves thought beyond planning law.
